Who is Sandalwood
Sandalwood Construction Corp is privately owned by Daniel Grant and Evan Ben-Shmuel. Sellers and buyers deal with the owners directly.
How we develop
Every project follows the same sequence, from the day we buy the land to the day we hand over the keys. See each stage in detail.
We buy land, stalled projects and existing buildings after a survey, zoning review and feasibility model.

Infrastructure and construction by EBS Development Group.

Every Sandalwood project is owned and developed by us. Follow each one from acquisition to sale, and register interest in homes, homesites or commercial space as they become available.
We sell the homes, homesites and commercial space we develop directly, with no middle layer between you and the owners.

We buy land, projects that lost their funding and existing buildings across South Florida, and develop them ourselves. Owners, brokers and lenders deal with the owners directly, in confidence.

Agricultural, vacant and underused parcels, zoned or ready to rezone for homes or commercial use.
Sell land →Stalled projects
Permitted, partly built or lender-owned projects that stopped when the money did. We take them over and finish them.
How it works →Buildings
Retail, office and mixed-use buildings that have fallen behind their market and are ready to be repositioned.
Sell a building →Stalled projects
Projects stall for many reasons: a construction loan falls through, costs outrun the budget, a partner leaves. The work already done still has value. We buy the project as it stands, take over the permits and plans where we can, and finish it through our own general contractor.
We work with owners, lenders, receivers and brokers, and move quickly once we have the documents.
Submit a stalled projectPlans approved and permits issued, but construction never started.
Clearing, foundations or utilities in the ground, then work stopped.
Vertical construction underway or the shell complete, with the funding gone.
Taken back by the lender or in receivership and ready to be sold.

Submit to Sandalwood
Every submission is reviewed by the owners and answered directly. Nothing is shared or advertised.
Questions
The owners review the location, size and documents, and reply directly. If it fits, the next step is a call and a closer look at the survey, title and permits.
Yes. Agricultural and underused land is often where a subdivision starts. Rezoning and entitlements are part of what we do.
Yes. Stalled projects are something we actively look for, whether permitted and unbuilt, partly built, or lender-owned.
Yes. Select "Lender" or "Receiver" on the form and include the loan status and any court or sale deadlines.
No. Sandalwood only develops its own projects. If you want to buy what we build, see Buy.
Yes. Submissions are seen only by the owners and are never shared or advertised.
Sandalwood buys raw and underused land and turns it into finished homesites and homes for its own portfolio, with the entitlements and infrastructure to match.
Before the plat
We find the land, confirm what it can legally become, and secure the approvals to build it.
After the plat
We build the roads, utilities and homes, then sell them directly.
The process
Select a stage to see what happens in it and what it produces.
Site planning
How many homesites a parcel yields, how they front the road and what each one is worth decides the whole project. Select a lot on this sample plan to see how it is laid out.
Lot
Zoning reference
Common single-family districts in unincorporated Miami-Dade and the minimum lot size each one sets. Zoning decides the yield before anything else does.
| District | Name | Min. lot | Lots per net acre | Typical use |
|---|---|---|---|---|
| AU | Agricultural | 5 acres | 0.2 | Rural parcels, often the starting point for rezoning |
| EU-1 | Estates | 1 acre | 1.0 | Large estate homes |
| EU-S | Suburban estates | 25,000 sf | 1.7 | Estate subdivisions |
| EU-M | Estate modified | 15,000 sf | 2.9 | Upscale family subdivisions |
| RU-1 | Single-family | 7,500 sf | 5.8 | Standard single-family neighborhoods |
For orientation only. Municipal codes (Coral Gables, Pinecrest and others) set their own districts, and every parcel should be confirmed with the county or city.
Where we develop
We look for land where zoning, frontage and buyer demand line up.
Commercial property we acquire and develop for our own portfolio, from ground-up projects on vacant land to finishing and repositioning buildings that have fallen behind.
Asset types
Retail
Neighborhood and strip retail on corners with frontage, access and traffic.
Office
Professional and medical office, built new or repositioned for today's tenants.
Mixed-use
Ground-floor retail with residential or office above, where zoning allows the density.
Two approaches
Underwriting
A commercial site is only as good as its access, its zoning and the tenants who will want it.
Road frontage, curb cuts, signalized turns and visibility from the street.
Daily traffic counts, rooftops and incomes within the trade area.
Permitted uses, floor area ratio, height, setbacks and parking.
Water, sewer and power capacity at the site, and what it costs to bring them in.
Phase I environmental review, flood zone and soils.
Who will lease the space, at what rent, and how quickly.
A private South Florida developer, owned by Daniel Grant and Evan Ben-Shmuel.
Our story
Sandalwood Construction Corp is a private developer based in Miami. We buy land, projects that lost their funding and buildings that have fallen behind, and develop them for our own portfolio: subdivisions, homes and commercial real estate across South Florida.
We don't build for clients and we don't answer to a board. Every project is ours from the land up, and the two people who own the company are the two people you deal with.
Our projects are built by EBS Development Group, founded by Evan, so the people who plan a project are the people who build it.
The owners
Daniel Grant co-owns Sandalwood Construction Corp and is based in Miami. He shapes where the company invests across South Florida and brings the relationships that stand behind its projects.
Daniel works directly with the landowners, sellers and buyers Sandalwood deals with.
Evan Ben-Shmuel co-owns Sandalwood Construction Corp and is based in Miami. As an owner he is involved in every Sandalwood acquisition and project, from buying the land to selling the finished property.
Evan also founded EBS Development Group, which builds Sandalwood's projects as well as luxury single-family homes across South Florida.
Off the clock
Development is a long game. Here's how the owners spend the rest of it.
Daniel is a pilot and flies whenever he can. He plays golf, and he's often traveling through his work as a yacht broker.
Evan starts most days in the gym and ends plenty of them at the beach. He's always looking for somewhere new to go and something new to try.
Builds with
EBS Development Group is the general contractor on every Sandalwood project, from site work to vertical construction.
Sandalwood is privately funded. We take on a small number of capital partners, and choose them as carefully as we choose our land.
Discretion
We never publish, share or confirm the identity of anyone who invests with Sandalwood. Not on this site, not to other investors, not to sellers or buyers. Names are disclosed only where the law requires it, and never for marketing.
Our reach
Sandalwood's private network runs through eight cities on three continents. The land is all in South Florida.

What we value in an investor
We would rather work with a few aligned partners across many projects than raise from strangers every time.
Land, entitlements and construction take years, and timelines move. We look for partners who expect a multi-year hold.
Stalled projects and off-market land go to the buyer who can close. We value partners who commit quickly once the numbers work.
The owners run every project. Our partners back that judgment rather than managing the job.
Our deals are private, and many involve lenders or sellers under pressure. Confidentiality runs both ways.
The best relationships last across several projects. We want partners we can build with again and again.
We develop for our own portfolio, not for a quick flip. Partners who share that view fit best.
What our partners get
Direct lines to Daniel Grant and Evan Ben-Shmuel, never an intermediary.
Land, stalled projects and buildings, most found before they reach the market.
Every project is built by EBS Development Group, founded by Sandalwood co-owner Evan Ben-Shmuel.
